1.) In order to keep our HOA dues to a minimum, garbage collection fees are not included in your dues. It is the responsibility of each homeowner to secure a trash removal service. Return to top
2.) In a word, no. Per Section 8.1.2.h., no temporary or permanent signage of any kind is permitted on or around Wellington Trace property. Signs found throughout the community will be promptly removed. Return to top
3.) Town home HOA dues are higher for several reasons: Single family homes are located on streets maintained by Frederick County (e.g. snow removal and regular maintenance); and town homes are surrounded by 90% of the community common area which is maintained by the Association's landscaping contractor. 4.) Yes; any exterior alterations (deck, fence, storm door, etc) need to be approved by the HOA. The Architectural Application is located on the Passes & Permits page. You need to complete and submit your application for approval prior to starting your project. Return to top
5.) If you live in a townhome, yes; single family homes, no. Snow plowing commences when there is a minimum of 3" of snow on the ground. Single family homes are located on streets maintained by Frederick County which means that any type of maintenance (re-surfacing, plowing, and repairs) is the responsibility of Frederick County. 6.) Regardless of whether you live in a town home or single family home, maintenance or repair of all sidewalks that are directly in front, or surround, your property are your responsibility County-maintained or otherwise; this is a county ordinance. 7.) Bulk trash is handled by Frederick County Solid Waste Department; you may contact them at 301-600-2855 or visit their website. Return to top

9.) Homeowners who submit architectural applications for home improvement projects can expect to hear back from Residential Realty within thirty (30) days. Homeowners who have not heard back within the stated time period or would like a status update on their application are encouraged to contact Residential Realty at 1-800-464-0550. Return to top
10.) Information regarding community pool and fitness center passes is located on our Passes & Permits page. Return to top
11.) As long as the color you wish to use remains the same you do not need to submit an architectural application to repaint your front door. Return to top
12.) Street lights in our neighborhood are maintained by Allegheny Power. To report a damaged or burned out light visit the utilities page for Allegheny Power's phone number. Prior to calling, make a note of the light's location as well as the serial number on light pole. Return to top

14.) Residents should call the Emergency Number (911) or Non-Emergency Number (301-600-1046) to report situations. Please use discretion when using the Emergency 911 number. Wellington Trace also has a well established Neighborhood Watch Program and it's highly recommended that you contact you neighborhood block captain. If you unaware of who your block captain is, please contact the Neighborhood Watch Coordinator. 15.) Generally speaking, the town home parking spaces are not reserved. The developer and builders constructed the parking areas according to Frederick County code. Several streets / courts have made their own agreements among the homeowners to only park "x" amount of cars in front of their homes and park the extra cars in other areas. Return to top |
