1.) In order to keep our HOA dues to a minimum, garbage collection fees are not included in your dues. It is the responsibility of each homeowner to secure a trash removal service. If you are new to the neighborhood or are interested in changing collectors, please visit our Utilities page for the contact information of the two companies currently collecting our refuse. 2.) In a word, no. Per Section 8.1.2.h., no temporary or permanent signage of any kind is permitted on or around Wellington Trace property. Signs found throughout the community will be promptly removed. Return to top

3.) Townhome HOA dues are higher for several reasons: Single family homes are located on streets maintained by Frederick County (e.g. snow removal and regular maintenance); townhomes are surrounded by 90% of the community common area which is maintained by the Association's landscaping contractor. 4.) Yes; any exterior alterations (deck, fence, storm door, etc) need to be approved by the HOA. The Architectural Application is located on the Passes & Permits page. You need to complete and submit your application for approval prior to starting your project. Please contact the Architectural Design Committee with any questions or concerns. Return to top

5.) If you live in a townhome, yes; single family homes, no. Snow plowing is completed when there is a minimum of 3" of snow on the ground. It does not include snow removal. The single family homes streets are property of Frederick County which means that any type of maintenance (re-surfacing, plowing, and repairs) is the responsibility of Frederick County. 6.) Regardless of whether you live in a townhome or single family home, maintenance or repair of all sidewalks that are directly in front, or surround, your property are your responsibility regardless of whether you are on a County-maintained road or not; this is a county ordinance.
